Stoneman Farms Narrative

 

 

Heartland Agricultural Services, LLC is pleased to offer for purchase a collection of acreage and facilities owned by Stoneman Farms and their related entities.

 

The farms and cattle-feeding facilities are located in Michigan’s famed Saginaw Valley. The valley is characterized by fertile soils, nearly non-existent slope, and an excellent drainage network that has created a most impressive farming community. There, a wide corn basis has created an excellent economic environment in which to feed livestock. Also, a relatively sparse population has reduced the impact of manure disposal on the community as well. Most of the Saginaw Valley is not irrigated as heavy soils retain moisture, thereby reducing the need for irrigation. There are very few pivots in the area.

 

Presently, Stoneman Farms is MAEAP verified and is already permitted to conduct business on the scale that the feedlots presently find themselves. In addition to the certification mentioned, the land base may also have added to it approximately 1,000 acres of manure easements presently in place within the community by the Stonemans.

 

The accompanying plat page shows the locations of the parcels for sale highlighted in yellow. Additionally, Heartland Agricultural Services, LLC has acquired interests from several other landowners that will include their farms for purchase if needed. Those farms are highlighted in blue and represent high quality assets that will serve only to complement the acreage base for the Stoneman Farms’ acreage and their cattle facilities.

 

 

Offered for sale are the following parcels:

 

Farmland – Parcels #1, #2, #3, #4 (part), #5 (part), #6 (part), #7

Parcel #1 is located in the village limits of Breckenridge, Michigan and is adjacent to Breckenridge Community Schools on the south and west sides. It is located within a Renaissance Zone. It includes an easement to Breckenridge Community Schools across the southwest corner of the property for the purpose of constructing, maintaining, and repairing buried communications lines between the schools.

 

Cattle Facilities and Buildings – Parcel #4 (part)

This tract includes a 3-bedroom home with attached garage, cattle feeding facilities for approximately 890 head along with other buildings. The slatted-floor barn has underground manure storage of approximately 864,000 gallons of liquid manure. The cement bunker silo has approximately 33,000 square feet of cement floor with 12 feet tall poured cement walls on three sides. Other buildings include a hip roof barn, cement barnyards, commodity shed, 70,000 gallon liquid feed storage tanks, 1,680 square feet tool shed, and two smaller buildings. This facility is presently being utilized for feeding beef cattle. Approximately 72.8 of the 80 acres in Parcel #4 are tillable.

 

Large Cattle Barn – Parcel #6 (part)

This tract includes a slatted-floor confinement barn of approximately 109,980 square feet with 8.3 million gallon underground liquid manure storage with capacity of approximately 3,940 head of cattle. Cattle first went in in May 1997. It includes all necessary facilities and improvements to feed beef cattle, including but not limited to: 57 different pens of various sizes, feedbunks, water supply, crowding tub, hydraulic squeeze chute, enclosed medicine/supply room, and loading dock. This site does not have feed storage but is 1.5 miles south of Parcel #4.

 

The assets described are being offered at a combined asking price of $5,172,125. Due to the relationship between the available acreage and the cattle feeding facilities, offers on only partial elements of the operation are discouraged.
